Foundation Repair Contractors

Having a contractor for a foundation repair job may give perfection to the job, but it is also expensive. However, people lacking the time or skill to do the job themselves could opt for one from several of the foundation repair contractors available. Giving a foundation repair contract to an external agency means having to cope with the inconvenience of workmen in your house for a couple of days and someone being at home during the entire period of the repair job for supervision and security.

Contractors for repair work are the same people who also undertake other home improvement contracts. You may find several of them online as also in your own neighborhood street. Home improvement contractors work as smalltime businesses. They generally have a few skilled and unskilled laborers and limited resources. They also have built-up contacts with certain suppliers, who sell them materials at concession rates.

Once you approach a contractor, the first thing they would do is to visit your house, examine the extent of the deterioration and pull up an estimate based on the same. Usually contractors do not charge anything for estimates. It is always prudent not to rely on a single estimate. At least three estimates must be taken. Do not settle for the lowest estimate – rather see who provides better materials and better overall quality of the job. It is unwise to save a few dollars just to have the whole repair work redone in a couple of years.

Before money is exchanged, ask the contractor for references and any previous history of work done. These references must all be cross-checked, paying a visit to their homes and inspecting their quality of work if possible. Also verify with the Better Business Bureau if they have had any complaint lodged by previous unsatisfied customers.

One more important thing to be checked before paying the contractor the first down-payment is whether they have all the requisite licenses. Foundation repair work involving fitting of sump-pumps requires licenses. Also if the repair work exceeds a certain amount, which is roughly $30,000, the contractor must have a license. Then there is insurance. Three insurances must be checked for: (i) the Workman’s Compensation Insurance, which protects you if a worker is injured in your premises; (ii) the Automobile Insurance, which would assist you were your contractor to damage any other vehicle on your premises and (iii) the General Liability Insurance, which would compensate you if your contractor or laborers would damage any of your property.

It is not necessary and, of course, not wise to pay the entire amount to the contractor in advance. Almost all contractors begin work with a little amount of the total upfront and claim the rest of the amount upon the completion of the job. There are many unforeseeable situations that may occur like natural calamities, strikes of vehicles or even death of the contractor for which a homeowner has to be prepared for.

Finally, it always pays never to rely totally on the judgment of the contractor. There are several do-it-yourself books and guides which one must read before embarking on a job. Knowing what the repair job is all about will go a long way in protecting you from being cheated.

Basic Methods of Foundation Waterproofing

It is absolutely necessary to waterproof the foundation of your home. Foundation waterproofing is a critical step in maintaining your home’s value and an important measure for preventing very serious damage. Usually done by professionals, foundation waterproofing is generally not recommended as a do-it-yourself project. Your home is likely your biggest investment, and foundation waterproofing is imperative in order to protect that investment. One short-term waterproofing method is the use of black tar for foundation waterproofing, but this is certainly not recommended. In professional terms, tar is used as a damp-proofing method rather than a waterproofing method. If you do choose to attempt do-it-yourself foundation waterproofing, it is recommended that you use rubberized liquid membrane, which is basically the same material that automobile tires are made of. The liquid membrane is quick drying, inexpensive and generally easy to apply. It can be applied with a roller, sprayer or trowel. Be aware that by using this method, you run the risk of inconsistently applying the membrane. Pay careful attention to ensure it is properly applied. Again, foundation waterproofing is generally left to the professionals. There are materials and methods available for people who wish to do it themselves, but it’s a good idea to do some research first as it is important to get the job done right.

1) Structural System:

This includes the support system of the entire building, namely foundation, columns, beams, slabs(in R.C.C structure). The most commonly used structural systems is R.C.C. Other types include steel and wood.

While renovating a building special attention must be given to the structural support system. Slabs should be checked to be leak proof. Columns and beams which are exposed to external atmosphere must be checked for damage. R.C.C structural members are always covered with plaster. This plaster must be without damage.

In case of steel structures, anti-rust treatment must be applied wherever necessary.

In case of wooden structure anti-termite treatment must be applied wherever necessary.

2) Plumbing System:

All pipelines which carry water in and out of the structure must be checked for leakage. The main are of possible leakage is at the joints, hence must be carefully treated.

Water taps at the washbasins, inside bathrooms, kitchen sinks, toilet blocks, should be checked for good and smooth operating conditions.

3)Drainage System:

Drainage from kitchen, bathrooms, toilets should have an unobstructed and shortest path to outside chambers. Any clogging of these lines can cause overflowing of the chambers, hence should be checked and cleaned.

4)Electrical Systems:

This starts with the main supply of the electricity from the local authorities. The point of entering the main supply should be checked for any excessive disturbance in voltage levels, which might cause damage to electrical appliances inside.

All switch boards and switches in respective rooms should be checked for proper and safe functioning. Security systems such as earthing and M.C.B's should be checked for safe functioning.

5) Doors and Windows

These form an important part of any structure as far as safety is concerned. Proper functioning of the doors and window shutters is necessary. If your home has a security alarm system installed, then it must be kept updated and in proper working condition.

Door and window shutter hinges should be applied with lubricants for smooth operations. I case of sliding doors and windows, tracks which allow sliding should be dust free.

6) Glass Panes

All glass panes used on windows and doors should be dust free. Any broken or cracked glass panes should be replaced immediately.

If the building has a skylight, then it should be checked to be leak proof and clean, to allow clear and unobstructed sunlight in the interiors.

7) Flooring Materials

In most cases tiles are used for flooring. All tiles should be checked for cracks and most importantly leveling.

In every home flooring has a natural slope to avoid clogging of water if any such situation arises. Tiled flooring must be checked at joints. Any cracks in joins must be checked with proper bonding material.

In case of wooden flooring, extra care must be taken to keep the flooring termite-free.

8) Wall Plaster and Wall Paint.

All external walls must be checked from outside for a proper layer of plaster. Plaster prevents the rainwater to seep inside the structure. If external plaster gets damaged, rain water seeps inside causing dampening of walls.

All internal walls must be checked for scraping of paint.

8) Furniture and Carpentry Items.

All furniture items must be termite free and sturdy at the joints. A coat of good quality wooden polish can add life to the furniture pieces.

Other carpentry work includes door and window shutters, door and window frames.

9) Other Accessories.

This includes small thing which matter a lot, such as all the locking arrangement at doors, windows, towel rods in the bathroom/wash basins, arrangement to dry washed clothes, storage arrangements in kitchen/bathroom.

10)External Systems

This can include a solar water heater, electric pumps to push the water from underground water tank to Overhead water tank., Cable TV antennas.

All these systems must be checked for proper functioning.

From the above discussion it is clear that proper functioning of any architectural structure is dependant of many complex systems which work simultaneously.

Hence all these must be given attention and respect. Any building is just like a human body, with movable and stationary parts. If dealt with proper care can give a very healthy living experience for years to come.

The foundation is one of the most important features of any home, and as such needs to be installed and maintained properly. Here are a few thoughts to keep in mind when installing or having repairs made to your home's foundation:

  1. When installing the foundation the contractor is going to need to know the slope of the land. How the land is sloped will influence where the foundation is situated. The foundation needs to be put in a spot where water will drain away and not towards your home. It is best to keep the foundation as dry as possible to help prevent possible damage. If the land is not suitable naturally for this then a drainage system may need to be installed.

  2. Not only will the slope of the land be important, but so too will the type of soil that the home is being built on. Certain soils are more absorbent and may affect a drainage system. Take this into account when making the preparations to build a foundation.

  3. There are different types of foundations that perform different types of functions, be sure to talk this over with the foundation professional that you are interviewing to fully understand what they will be doing.

  4. Signs that may indicate that foundation damage has occurred and requires repairs are:
    • unlevel floors,
    • large cracks in the concrete slab, the grade beam,  or any bricks and mortar,
    • doors and windows that will not open and shut properly,
    • diagonal cracks in the wall at corners of doors and windows,
    • and cracks in and around the fireplace.
